A Week after South Somerset District Council gave the green light to more than 500 homes and a link road in the east of Crewkerne, another large development in the town has been approved.

The council's area west committee met last week and gave outline permission for 110 houses on a site between Maiden Beech Middle School and Cathole Bridge Road.

This came despite an objection to a condition by the agent acting on behalf of the applicants.

A representative of Turner Holden Town Planning Consultants spoke at the meeting on behalf of Persimmon Homes limited, and said the developers were not prepared to agree to pre-decision meetings with all interested parties, known as an enquiry by design, despite previously agreeing to one.

The committee decided last month that this enquiry was necessary, as both district and town councillors had expressed concerns at the road layout on the site. Combined with only one entrance and exit to the development, they did not believe it would be able to cope with the strain of traffic.

A spokesman for Turner Holden said that after taking further advice he would not agree to an enquiry by design hearing, but a full access statement would be drawn up and he urged councillors to move forward with the application.

The spokesman said: "The application has been with councillors for more than a year and has been in limbo for six months.

"We have not had a request for information from the council and we need a decision one way or the other.

"Councillors have supported development in principle but this can be no substitute for granting outline permission. Our site is smaller than the town's key sites and it has attracted relatively fewer public comments."

In a report submitted to councillors, David Fenton, the Local Plan Inquiry Inspector, ruled out the possibility of further exits to the site.

"The council accepts now, after some apparent indecision, that there should not be a link road provided to Cathole Bridge Road," he said.

"There is no highway aspiration to build that link through the site to link with the road network to the west. On the contrary, the council is seeking measures to calm traffic using Kithill."

Issues such as the road will form reserved matters of the development, which will be subject to another application.
